₹57.62 L

Own contribution

₹10.00 L

To buy a property worth ₹67.62 L at the 80% LTV cap that applies to this loan size, you'll need a down payment of at least ₹13.52 L.

Your current own contribution is below 20% of the target property value. Either increase your down payment or aim for a property up to ₹67.62 L (capped by the applicable RBI LTV limit: 90% up to ₹30L, 80% to ₹75L, 75% above).

Credit Underwriting Architecture

Decoding Mortgage Eligibility: How Indian Banks Determine Your Borrowing Ceiling

Bank credit underwriters determine your maximum loan entitlement using a mathematical parameter called Fixed Obligation to Income Ratio (FOIR) alongside Loan-to-Value (LTV) constraints. Understanding how your salary, age, and existing credit commitments influence underwriting formulas enables you to structure your finances for maximum loan approval.

The FOIR Metric (40%–60%)

Banks mandate that your total monthly debt payments (existing credit card/car EMIs + new home loan EMI) must not exceed 50% to 60% of your verifiable net take-home pay.

RBI Loan-to-Value (LTV) Limits

By RBI mandate: Loans up to ₹30L qualify for up to 90% LTV; ₹30L to ₹75L qualify for 80% LTV; and loans above ₹75L are capped at 75% LTV. You must fund the remaining cost as personal equity down payment.

Co-Applicant Leverage

Adding a working spouse or parent as a co-borrower pools household incomes together into the FOIR formula, frequently boosting borrowing capacity by 50% to 80%.

Home Loan Eligibility Frequently Asked Questions

What is FOIR and how do banks calculate home loan eligibility? +
FOIR stands for Fixed Obligation to Income Ratio. Leading lenders (SBI, HDFC Bank, ICICI Bank) typically cap total monthly debt payments (including your proposed home loan EMI plus existing personal, car, or credit card EMIs) at 40% to 50% of your net monthly in-hand salary. If your monthly take-home is ₹1,00,000 and you have no other debts, the maximum EMI you qualify for is roughly ₹50,000, translating to a loan of approximately ₹55 to ₹58 Lakhs at an 8.5% interest rate over 20 years.
How can I increase my maximum home loan eligibility amount? +
You can significantly increase your sanction amount by: (1) Adding an earning co-applicant (spouse, parent, or working child) whose income is combined with yours, (2) Choosing a longer repayment tenure (e.g. 25 or 30 years instead of 15 or 20 years) which reduces monthly EMI, (3) Pre-closing small ongoing loans or credit card EMIs before applying to free up your FOIR headroom, and (4) Maintaining a CIBIL credit score above 750, which qualifies you for preferred rate discounts of 15 to 30 bps.
What Loan-to-Value (LTV) limits are mandated by RBI? +
Under Reserve Bank of India (RBI) prudential guidelines, banks cannot finance 100% of property value. Maximum LTV caps are: Up to 90% LTV for home loans up to ₹30 Lakhs (minimum 10% down payment), Up to 80% LTV for loans between ₹30 Lakhs and ₹75 Lakhs (minimum 20% down payment), and Up to 75% LTV for loans exceeding ₹75 Lakhs (minimum 25% down payment). Registration charges and stamp duty cannot be capitalized into the loan.
